Trends in the Development of Warehouse Property as a Factor Behind Competitiveness of Wholesale Enterprises

Abstract. The article is devoted to the main trends and directions of wholesale trade development and its role in organization of goods distribution; it considers the modern forms of warehousing taking into account foreign experience. The analysis of state and development of wholesale trade and warehouse property in Yekaterinburg is presented. The build­to­suit project is treated as a new form of warehouse property development which recognizes the specifics of warehouse construction and its individual characteristics in accordance with the needs and requirements of the customer. The objective of build­to­suit projects’ implementation is to optimize costs of construction and further exploitation of a warehouse. The author formulates the key factors influencing the development of build­to­suit system as an implementation scheme of warehouse construction projects. The strength and weaknesses of this type of projects are analysed.
